I wasn’t born in Denver, but moving here might be the luckiest decision I’ve ever made. 🍀 Some people find a four-leaf clover. I found 300 days of sunshine.

Bluebird days right after a snowstorm. Mountain weekends that take some planning, but the views are always worth the drama. An events and festival scene that always gives you something to look forward to. And somehow, that’s just regular life here.

I’m not saying I’m bragging. I’m just saying the evidence is strong.

Whether you grew up here or chose Denver like I did, what’s the one thing that makes you think, “yeah, we have it good here”?

~3 hrs from Denver
Go for: golden aspens on the Dry Lake trails + Strawberry Park Hot Springs + a laid-back mountain town that still feels like a secret (ish).

Breckenridge
~1 hr 45 min from Denver
Go for: peak leaf season hikes + fall festivals + that classic mountain-town stroll down Main Street.

Winter Park
~1 hr 30 min from Denver
Go for: a scenic drive over Berthoud Pass + easy Fraser River Trail strolls + cozy dinners before the ski crowds roll in.

Salida / Buena Vista
~2 hrs 30 min from Denver
Go for: the best mix of mountain views + hot springs nearby + a chill weekend that still feels like you "got away."

Apparently my new goal is to be big-window-with-mountain-views rich 😍

Because sipping my coffee while the Front Range does its thing in the background (and the pellet + wood-burning stoves keep things extra cozy) sounds pretty ideal to me.

The time of day that reminds me how much I love living on the Front Range. 🥹

There’s something about sunset here that feels different. The mountains turn into silhouettes, the sky goes full orange, the air cools off, and you finally get a second to enjoy where you live. Whether you’re catching the view from a hilltop, enjoying a drink on the patio, or out for an evening stroll around the neighborhood.

What does a real estate agent in Denver Metro actually do all day?

Apparently, a lot of things that would get some serious side eye in any other career. 😂

At this point, photographing water heaters, knowing strangers’ financial histories, and getting emotionally attached to houses I don’t even own all feel completely normal.

A lot of real estate advice sounds smart because it’s been repeated for years. 🤭

That doesn’t always mean it still fits the market you’re in now—especially here in the Denver Metro.

“Wait until spring.” “Price it high and come down later.” “You need 20% down.” None of those ideas are automatically right or wrong on their own.

The problem is treating them like rules instead of looking at the actual situation in front of you. 👏

Timing depends on what else is on the market. Pricing depends on how buyers are responding right now. Financing depends on the loan options available to you and what actually makes sense for your budget.

That’s why I’d rather give someone context than a canned answer.

Inventory across Denver Metro and the foothills is up. More homes on the market means more time to decide, more room to negotiate, and fewer bidding wars over a house you saw for 11 minutes.

What that looks like for you:
🏡 More options: you can be picky (in a good way)
⏳ Less rush: take the second showing, sleep on it
🤝 More leverage: inspection asks, closing cost credits, and price reductions are back on the table
📊 Better data: longer days on market show exactly where a seller has room to flex

The catch? More choices can mean more overwhelm. That's where strategy comes in: knowing which homes are priced right, which are sitting for a reason, and when to make your move.

Fewer buyers, motivated sellers, and you could be on your own couch by the holidays. Throw pillows and fuzzy pumpkin sold separately.

5 family bike trails around Denver Metro that are worth loading up the bikes for 🚲

1. Waterton Canyon (Littleton) — Wide gravel road along the South Platte with a gentle climb and a real chance of spotting bighorn sheep. Leave the dog at home on this one, and get there early because parking fills fast.

2. Ralston Creek Trail (Arvada) — My home turf. Paved, easy, and it winds through parks and neighborhoods, so snack stops are never far away.

3. Coal Creek Trail (Louisville/Lafayette) — Open-sky prairie views with a mix of paved and crusher fine. Finish with a treat in downtown Louisville. You earned it.

4. Rocky Mountain Greenway — It links up wildlife refuges, so you get bison, prairie dogs, and hawks on one ride. Better than a nature documentary, and nobody asks to change the channel.

5. High Line Canal Trail — 70+ miles of shady cottonwoods. Pick any section. Nobody's doing the whole thing with a 6-year-old, and that's fine.
