18 years ago I got my real estate license and thought I knew what the job was going to be.
Show houses. Write offers. Go to closings. Repeat.
What I didn't understand β€” and what took years to actually sink in β€” is that the job is mostly about moments.
The moment a first-time buyer gets the keys and you watch it hit them that this is actually happening.
The moment a seller who's been in the same house for 30 years has to hand over keys to something they built their whole life in β€” and how much trust they're placing in you to do that right.

Thinking about buying a home in the Denver metro this summer? Here's what I'd tell my own family.
Stop waiting for rates to come down to 4%. They might. They might not. If they do, everyone else who was waiting will flood back into the market and you'll be competing again. The math of a slightly higher rate on a home you can actually negotiate on often beats the math of a lower rate in a feeding frenzy.
Get pre-approved before you fall in love with a house. I have watched too many people find the right home and lose it because they needed three more weeks to get their financing sorted. In a normalized market you have a little more time β€” but not unlimited time. Be ready before you start looking seriously.
Know the difference between cosmetic problems and real problems. Paint color, carpet, dated light fixtures β€” these are cosmetic. Foundation issues, old electrical panels, roof at end of life, HVAC failure β€” these are real. I can walk through a property with you and help you separate the two. The cosmetic stuff can become negotiating leverage. The real stuff needs to be priced into your offer or walked away from.
Don't skip the inspection. Ever. Even in a competitive situation. Even if the seller pushes back. The inspection is not for the seller β€” it's for you.

Something I want to be clear about because I get asked about it:
I'm a licensed Colorado real estate broker. That's the foundation of everything I do. I help people buy and sell homes β€” primary residences, investment properties, anything in between.
I also operate Summit Coast Capital, which is a private lending company that provides hard money and DSCR financing for real estate investors who are buying through a business entity.
These are two separate things.
If you're selling your home β€” I'm your broker. Lending has nothing to do with it.
If you're buying a home to live in β€” I'm your broker. Same deal.
If you're an investor buying a fix-and-flip or a rental property through an LLC β€” I can be your broker AND your lending contact. That's the part that's unusual and it saves a lot of coordination for the right clients.
I mention this because I've had people assume I only work with investors now. Not true. I work with anyone buying or selling real estate in Colorado.

Let me give you a real picture of what I'm seeing in the Jefferson County market right now β€” not what the headlines say, what's actually happening on the ground.
Inventory is up. There are more homes available than this time last year. That's good news if you're buying and it means sellers need to be more realistic about pricing than they did in 2021 and 2022.
Days on market have extended. Properties that are priced right are still moving in 2-3 weeks. Properties that are priced optimistically are sitting 45-60 days and then reducing. The patience game only works if you have the luxury of time.
Condition matters more than it used to. When buyers had 6 offers to compete against, they overlooked a lot. Now they're actually reading inspection reports and asking for repairs. If your home needs work, factor that into your pricing or do the work first.
The opportunity for buyers: You can actually negotiate again. Inspection contingencies are back. Financing contingencies are back. This is the most reasonable market for buyers I've seen in years.
The market isn't crashing. It's normalizing. And a normal market is actually a good market for everyone who approaches it with realistic expectations.

The strangest transaction I've ever done was a house in Lakewood.
Bank-owned. Vacant for almost two years. The neighbors had been watching it get worse β€” overgrown yard, peeling paint, a broken window someone patched with plywood.
When I went to list it, one of the neighbors stopped me in the driveway. She'd lived next door for 22 years. Watched the previous owners raise their kids there. She was genuinely sad about what had happened to the house.
She asked if she could tell me about it.
She did. For about 45 minutes.
Then she asked if she could buy it.
She didn't have a lot of money. Didn't know if she could qualify. Just knew she couldn't stand watching someone else let it fall apart.
She bought it. Fixed it up over two years while living next door. Eventually sold her original house and moved in.
That house went from a blight on the street to the nicest property on the block.
I've done hundreds of transactions. That one is still one of my favorites.

If you're thinking about selling your home this summer, here are three things I wish every seller knew before we put it on the market.
1. The first two weeks are everything.
The day your listing goes live is the day you have the most leverage. Buyers who have been waiting for inventory will see it immediately. If you price it right and it shows well, you'll get your best offers in the first 10-14 days. If you overprice it and have to reduce β€” you've lost that window and you'll end up with less than if you'd priced it correctly from day one.
2. Clean beats updated every time.
You don't need to renovate the kitchen. You need everything spotless, decluttered, and smelling neutral. I've seen $25,000 kitchen remodels that added $8,000 in value and I've seen $400 worth of deep cleaning and fresh paint that added $15,000. Presentation matters more than most sellers realize.
3. The first offer is usually the best offer.
I know that sounds backwards. Sellers often feel like the first offer came too fast β€” they think they must have priced it too low. In most cases the opposite is true. The first offer comes from the buyer who was ready and waiting. The buyers who come later are often the ones who couldn't get the house they really wanted.

Sold a house on the west side of Arvada in 2009 for $187,000.
It was a split-level, brick front, detached garage, good bones. The sellers were underwater and devastated. The buyers were nervous β€” it was their first home and the market felt like it was still falling.
Nobody felt great about that transaction.
That same house is worth somewhere between $485,000 and $510,000 today depending on what they've updated.
I think about that deal a lot β€” not because of the numbers, but because of how scared everyone was. The sellers felt like they were failing. The buyers felt like they were catching a falling knife.
They were both wrong.
Real estate in Colorado rewards people who think in years, not months. That's true whether you're buying your first home, selling the one you raised your kids in, or adding a rental to your portfolio.
