There is more new contruction coming! This project, The Delta, which was approved by the planning board on 10/28/24 will consist of 45 townhomes across 6 buildings located between 7th and 8th Ave along Kingsley Street. Most of the units will be 4 bedrooms and all with have driveways and garages. Great location with less than 2 blocks to the boardwalk.

This entire block has long been vacant since they demolished the building fronting 8th Ave in approximately 2009. The last single family home that was on this block, was taken through Emenient Domain about 10 years ago. That property was actually moved right across the street to the NW corner of 7th Ave (video to follow) in order to preserve a beautiful property.

I remember bringing my dog, Dina, to this block everyday for over 5 years to play fetch with her. This was back when Asbury Park was still a hidden treasure. It has been a long time now since the cat was let out of the bag, and now everyone wants to be here, rightfully so. As I always say, there is something for everyone!

In a follow to a post of mine earlier this week, here is what the height restrictions by number of stories are when it comes to new developments in Asbury Park's Water Front Redevelopment Area according to the redevelopment plan. You'll notice that the maximum number of stories throughout is 8 which is just half the height of the existing building, Asbury Ocean Club. Unless the redevelopment plan is amended or revised, we won't see a bunch of towering condo or apartment buildings like the AOC.

My goal with all of my clients is to educate them so they can make informed decisions through out the sale or purchase of their home. If I don't know the answer to your questions, I know where to find them. That is what 14+ years of experience will get you.

The water front is finally getting the treatment it deserves with lots of new development. There are currently 4 being constructed with delivery dates for 2025 as well as few other in the pipeline waiting on approvals. This is all very exciting after wathcing the last decade of development move rather slow. Only good things to come for the City we all love, Asbury Park!

Did you know that between 2012 - 2023 there were only about 282 new condominium units constructed between 6 projects? Did you also know that since 2024 there have been about 339 condominium units either constructed or approved to be built over 6 different projects? Things have certainly sped up and I don't think they will be slowing down anytime soon! In my opinion, not enough units were introduced earlier, which caused supply issues as demand went through the roof. We are finally getting more condo stock which should create some healthy competition among the various developers comings into town.

All of this is good news for Asbury Park as it will bring more home owners here and more tax revenue to ease the ever increasing tax burdens.

So happy to start the year with getting my new clients Tyler and Jay under contract on a 1 bedroom condo here in Asbury Park. This awesome couple was seeking a 2nd home here in town and decided to attend an open house two weeks ago. They did not have a Realtor to represent them and after the open house they hopped on Google looking for a Realtor that specialized in condos sales in Asbury Park. That is what led them to my profile. After some great conversations and me educating them some, they decided to make an offer. Of course as luck would have there were multiple offers, but with my guidance and their discipline, we were able to secure the winning bid. As a reputable and trusted local agent, I was able to use my relatioship with the listing agent to help secure this poperty for my new clients. It is not always about the numbers!
