It’s not always about price. There’s a host of factors to consider in an offer on a home. Believe it or not, I’ve actually had sellers go with a slightly lower sales price and I’ll explain why.In my experience, sellers care about one thing: reliability. They don’t want the risk that your offer will fall through. The last thing a seller wants is for an offer to fall through and have to put their home back on the market. Things that sellers can perceive as risky:01. Contingencies — think home inspection, financing, home sale, etc. Often times, you cannot (or even should not) avoid some contingencies. But having as little as possible will often be most attractive to sellers. Note: a great alternative to a home inspection contingency is to do the home inspection before you put in your offer!02. Your financing details — sellers often consider the percentage of down payment, the loan type and even the lender you choose to work with when comparing various offers. 03. Your EMD amount — the more earnest money you can deposit, the better for most sellers. This is essentially a deposit you will lose should the deal fall through… it’s money you’re willing to put down “in earnest” to show your commitment to buying their home.This is good news for buyers — if you are lacking in one area, you can often make up for it in another area.
