One small detail in underwriting can completely change the outcome of a real estate deal.

In this case, we uncovered a miscategorized line item in the financials that materially impacted the property’s NOI and valuation. Situations like this are exactly why thorough underwriting and attention to detail matter so much in multifamily investing.

Real estate isn’t just about finding deals — it’s about verifying assumptions, stress testing numbers, and staying disciplined throughout the process.

And sometimes, even when issues come up late in a transaction, the difference between a failed deal and a successful closing comes down to finding solutions, communicating effectively, and sticking to your underwriting principles instead of forcing a deal to work emotionally.

This is the side of real estate investing most people never see.

Trying to time the market is not a strategy!

Some people always find a reason not to invest in real estate. If the market is going up, it’s “too hot”, and if the markets going down they need to “wait” …

These are the same people that every time you talk to them, they reminisce about the times they should have bought or invested in real estate.

I’m not suggesting that you should just go buy something for the sake of buying something, but the people that are habitually waiting are not investors making millions of dollars in real estate investing!

Every successful real estate investor has one thing in common:

They started.

Not with perfect timing.

Not with unlimited capital.
Not with every answer figured out.

One of the biggest mistakes I see is people waiting until they feel “ready.” The reality is that most investors learn more from their first investment than they do from years of watching videos, reading books, and analyzing deals from the sidelines.

Whether it’s your first rental property, your first syndication investment, or your first conversation with an experienced investor, progress starts when you take action.

You don’t have to know everything.

You just have to get started.

Most people only compare returns when they compare real estate to the S&P 500… but they ignore taxes and leverage.

Real estate investors have access to depreciation, cost segregation, 1031 exchanges, and other strategies that can dramatically reduce taxable income while building long-term wealth.

On top of that, real estate allows you to use leverage — controlling a large asset with a fraction of the capital — while benefiting from appreciation, cash flow, and tax advantages.

The stock market can grow your money. Real estate can grow your money, create tax advantages, and allow you to scale using leverage. That’s a major difference most people overlook.
