The exact advice I give my buyers moving to Loudoun County:

Do not start your search on Zillow. A home by itself means very little. You are not just buying a house. You are building a life.

Let me help you determine which parts of Loudoun fit the life you envision. Loudoun is big and incredibly diverse. Drive 15 minutes and you can feel like you are somewhere completely different.

Schools matter to many families, but do your own research. Understand the boundaries and remember that a rating should not make the decision for you. Call the school, schedule a visit if possible, talk to parents and explore neighborhood forums. A school is a community, and no number can tell you how welcome your family will feel there.

When we first moved here, one of my top choices had a rating of 9, but it was not the right fit for us. After more research, we chose another school rated an 8, and we could not have been happier. A school is so much more than a rating.

Your commute matters too. An hour in the car each way is two hours you do not get to spend with your family. Life is short. We do not want to live it in the car. There may be exceptions, but always test the commute at the time you will actually drive it. Testing it at 2 PM is very different from testing it at 5:30 PM.

Finally, be prepared to compromise. Buying a home is like choosing from three slices of pie: location, price and type of home. You can choose two. The market will choose the third.

If you have a specific budget and want to live in Ashburn, the market will determine what type of home you can buy. If you want a single family home in Ashburn, the market will determine the price.

A long weekend in Loudoun can feel like a mini vacation, without ever having to pack a suitcase. ❤️

You can spend the morning hiking to a beautiful overlook, kayaking or paddleboarding on the water, playing a round of golf or exploring one of our charming small towns.
Stop for lunch at a local restaurant, spend the afternoon at a w**ery or brewery with Blue Ridge views, catch live music, visit an art gallery or farmers market. You can also hop into DC for museums, monuments and everything the city has to offer; or spend the day at a sandy freshwater beach within an hour drive.

And if you have kids? There are go-karts, trampoline parks, interactive game centers, ice skating parks, indoor playgrounds, farms, pools, parks, festivals and countless ways to keep them entertained.

That’s what I love about living here. There’s room to slow down, but you never run out of things to do.

So if you are local, enjoy the long weekend. If you are not, and you are thinking that you’d like your weekends to look like this, it may be time to start exploring a move to Loudoun.

Pack lunch under one of the huge old trees, then walk the grounds. Afterwards, stroll Historic Downtown Leesburg and stop at Brick & Mortar for some fun local finds.

10. GO SUNSET KAYAKING AT BEAVERDAM RESERVOIR

Bring some charcuterie and mocktails and enjoy one of the last warm evenings of the season.

One thing I love about living in Ashburn and Loudoun? Fall doesn’t mean the outdoor season is over.

We maybstill have about 50 warm days (over 70) left this year, and I fully intend to use them wisely.

For me, that means getting out on the water. 🛶 My two favorite kayaking spots are Algonkian Regional Park and Beaverdam Reservoir, especially as the leaves start changing.

And once those crisp fall days arrive? Hiking is an absolute must.🍁🥾 There’s something about Loudoun in the fall that makes you want to spend every possible weekend outside. For a quick hike/brewery combo on a sunny fall Saturday, try hiking to the Bear’s Den Scenic Outlook and then grabbing a bite, some b**r 🍺🍷or w**e and enjoying sunset views at Bear’s Chase!

So if you’re moving to Loudoun from somewhere colder, here’s something you might love: September doesn’t mean summer suddenly disappears, and fall doesn’t mean staying indoors.

Now excuse me while I squeeze every last drop out of these warm days. ☀️🛶
