One-household budget Build the payment from verified income, debts, support obligations, insurance, taxes, maintenance, and the cash you can use after the settlement—not from the old household budget. 4. Location priorities Map work, school or parenting schedules, transportation, family support, and the routine you need now. 5. Documentation and lending timing Ask a lender what income, court orders, support history, asset statements, and sale proceeds can be counted, and when. Behind those moments are late-night inspection questions, parking-lot negotiations, uncomfortable conversations, and the occasional decision to tell a client, “I do not think this is the right house for you.”

That last part matters most. The job is not to sell every house. It is to help someone recognize the right decision—and feel protected while making it.
