Merry Christmas from us. We had a really nice time just spending the day with each other. Missed Benjamin who is visiting his grandparents in Texas and especially John who is overseas right now. First time ever I haven’t talked to him over a holiday🥺Thankful for every moment I get to spend with family and friends. ❤️💚

Dulles Town Center Mall has been sold! Can't wait to see what will happen with the property. I hope it is brought back to life in some fashion.

The Thanksgiving week market...what a Turkey!

Yes, it was a real turkey however, not that far off from the same week last year. With that being said, New Listings fell 53% from 332 to 155 this week. Pendings were down 22% falling from 211 to 172. Closed Transactions fell 45% from 410 the previous week to 282.

Closing out the numbers, Active/Under Contract fell slightly from 225 to 197, and Coming Soon fell from 99 to 85.

Interest rates also fell. A 30 year fixed conventional can be obtained at less than 7% compared to 8% or thereabouts a few weeks ago.

We can look at these numbers in two ways. (maybe more) You can say the market is crashing or you can say it is the calm before the storm. And the storm being the craziness of a very robust market about to erupt that you are prepared for and ready to take full advantage of. It is always a choice. How do you choose? Really fun week celebrating senior week for Taylor. St. Paul’s has a tradition that started 115 yrs ago when the Christian Brothers first opened the school marched through the arch. Now every senior class marches at the beginning of the school year to kick it off. There was a ring ceremony with mass in the evening. Dear friend Susan had a coffee Friday morning. Lunch with my baby girl and the first football game of season.
