The DMV Isn't One Market — Here's the Proof!

Metro-wide numbers make it easy to assume the DMV moves at one pace. It doesn't. Here are a few of our submarkets side by side, July 2026:

✅ Loudoun County: 13 days on market, under 2 months of supply, median price $813K (+7.4% YoY) — still tight and fast
✅ Fairfax County: 10 days on market, 2 months of supply, median $755K — one of the tightest submarkets in the region
✅ DC: 30 days on market, just over 5 months of supply, median $672.5K — buyers have real room to negotiate
✅ Prince George's County: 22 days on market, 3.25 months of supply, median $449K — a very different pace and price point
✅ Montgomery County: 15 days on market, 2.5 months of supply, median $656K — right in the middle

For context, the national market is running about 29 days on market and 4.6 months of supply. Even our slower DMV submarkets are still moving faster than the national average.

Whether you're buying or selling, the metro-wide headline isn't the number that matters — the number for your specific neighborhood is.
