A skip trace is a suite of Private Investigator Tools to find people who are hard to find using public data. These types of tools are now available for real estate investors.

If you have tried to get a skip trace account with any of the other major skip trace companies you have to fall within certain criteria to even get considered. The most obvious is a private investigator. Then a debt collector, because debt collectors need to find people that don't want to be found as well. Many times the debt collector will hire the private investigator. The private investigator has many "locate cases" of people that don't want to be found so they "SKIP" town. Because the banking system requires you to link an active Social Security Number (SSN) to checking or savings account, people who try to use a new bank account to avoid payment are still garnished because the private investigator was able to find the new bank account linked to the SSN.
Skip Trace Tools
Skip Tracing is really a set of tools to find someone who does not want to be found. Lawyers, law students, business owners, bail bondsman, debt collectors, and private investigators is the small set of people that put their licenses on the line to view information that contains sesnsite personal data. Their are multiple Databases that can be used to pull information. Some have SSN and criminal background information. Private Investigators need these tools but Real Estate professionals do not. We need to make sure we are talking to the decision maker for a property. We don't need to know their SSN. The term skip trace still exists for the real estate professional and the results are the same, but the ultimate use of the data is completely different. The data that we gather make it easier to find the owner of the property. If they were hard to find, the government would not spend money on finding them, just relinquishing their property at auction and collect the taxes they are owed.
Real Estate Skip Trace
We will use the term skip trace, but we will try to leave all of the negative criminal and bad debt issues associated to the side. This is a way to easily capture of anyone in the US. The Databases have been updated to include email and mobile phone information. We will use that to the real estate professionals advantage. The same message that would have com as direct mail via USPS is now coming as an email via Yahoo. There is no unwanted intrusion and Skip Gold only truly calls once to talk to the seller. We do not harass any of your potential sellers. More importantly we do not house, gather or use ANY SSN information on anyone we skip trace. Our real estate investors do not have this info and we recommend they don't, because legally they are not supposed to have it.
What Is A Skip Trace
A suite of tools that contains information that licensed professional would use to trace someone's whereabouts and let an interested third party know how and when to find them because that someone did not want to be found. The name is the same in the real estate industry, but the access to the database with SSN and credit information is not necessary for the desired end result - Buy The Property!!
