Should you wait until summer to sell your home? 🤔

Most sellers in Northern Virginia assume spring is THE time to list — and yes, there's more activity. But here's what most people don't realize:

📊 Pricing between spring and early summer doesn't change that much.

Here's why:

❌ "More buyers in summer means higher prices" — Not exactly.
❌ "I should wait until school's out" — More sellers list then too.
❌ "Spring is the only window" — Buyer demand stays strong in both seasons.

In markets like Fairfax County and Loudoun County, inventory and demand tend to rise together. Right now, we're seeing roughly a 1-to-1 ratio — one house for every one buyer. That means pricing stays stable whether you list in March or July.

✅ You might see slightly faster sales in the spring — but NOT a dramatic price jump compared to summer.

The bottom line: Don't stress about the "perfect" window. You've got a strong market in both seasons. 🔑
