One of the biggest mistakes sellers make is spending money on updates they donāt actually need.
I canāt tell you how many times Iāve had someone ask if they should remodel a bathroom, replace countertops, or renovate a kitchen before selling.
Sometimes the answer is yes.
A lot of times, itās no.
One of the most valuable conversations I have with sellers isnāt about what to fix. Itās about what to leave alone.
Because not every project increases value, and not every dollar spent comes back at closing.
Before you start updating your home for the market, talk to someone who can help you separate the projects that matter from the ones that donāt.
You might save yourself a lot of time, money, and stress.
