Big changes just took effect for Virginia landlords β€” here's what you need to know.

As of July 1, 2026, several updates to the Virginia Residential Landlord and Tenant Act are now in place, and they affect how you handle late rent, payments, and maintenance charges.

Here's the short version:

πŸ“Œ The old 5-day "Pay or Quit" notice is now 14 days before you can move forward with an eviction for nonpayment.

πŸ“Œ You're now required to accept checks and money orders, not just electronic payments, and provide a written receipt.

πŸ“Œ Payment processing fees can't exceed your actual third-party cost.

πŸ“Œ Routine maintenance costs generally can't be passed on to tenants unless the damage was caused by the tenant or a lease violation.

And more is coming in 2027, including a 90-day notice requirement for rent increases and more detailed nonpayment accounting rules.

On Saturday, August 8th, the Reston Museum brings back the Lake Anne Cardboard Boat Regatta, a free community tradition where teams build and race handmade cardboard boats across Lake Anne Plaza.
