If you’re wanting to buy but just waiting for that perfect interest rate, you need to read this ⬇️ (and stick with me)

Did you know that historically, when interest rates drop, homes price go up?

Why is this? When demand goes UP and supply stays the same, there is more competition in the market. Think COVID times when homes were going 20k- 30k -40k above list price. It was because the rates were in the 3’s %.

So what does waiting save you? Nothing in reality. Here’s why…

1. While you’re waiting and renting- you’re missing out on the equity you would build while rates come down.

2. When the rates do come down, that same house you could afford a year ago is now still what you can afford but your payment is almost the same.

3. You build the equity faster so that you can get into your dream home. Because let’s be honest, typically your first home is NEVER your dream home. It’s just the gateway to get what you want later. There is a reason that real estate is one of the smartest investments you can make.

Yall… Look at these RATES in the 5’s.

What does this mean for you???

When interest rates move, it can impact how much you might pay each month — hypothetically.
Here’s an example using a $300,000 loan on a standard 30-year FHA loan, comparing two sample interest rates:

Hypothetical Monthly Payment (Principal & Interest Only)
• At 6.7% (average 30-year FHA rate in 2022–2023): ~$1,935 / month
• At 5.9% (current average 30-year FHA rate): ~$1,779 / month

Difference: That’s roughly $156 per month saved on principal & interest at the lower rate, for illustration purposes only.
