Our Q1 2026 Market Report for the Asheville region tells a story of a market finding its balance while holding onto everything that makes Western North Carolina so special.

To close out Q1, the region's median sales price held steady at $410,000 while inventory grew more than 13%, giving buyers more options and breathing room than they've had in years. In Buncombe County, inventory climbed over 20% year-over-year, and with days on market extending, the pace has become more deliberate and less pressured on all sides.

For buyers, this is a genuine window of opportunity. For sellers, preparation and pricing strategy are everything right now. Either way, having the right guidance makes all the difference. Pricing softened slightly year over year, signaling adjustment rather than decline as the market continues to normalize.
