Morale AND energy. Mostly energy. Okay, it's zoomies. My job is zoomies.

Favorite coworker?
DUSTIN!!! 💕 He's our Event Manager, but really his job is belly rubs. I run into his office, I hop in his lap, everybody wins. (Mostly me.)

Mountain cabin or beach house?
Mountain cabin! Sand gets in my curls and I simply will NOT have it.

One amenity that would make you book an STR?
A fenced yard AND a ball thrower. Put that in the listing and I'll book it with my own paw. 🐾

Biggest fear?
UINs. Unidentified Noises. 😳 They come from nowhere. They make no sense. I bark at them just in case.

Favorite toy?
Ball. BALL. Did someone say ball?? Is there a ball?? Throw the ball. 🎾

Listing copy is written to get you to the showing. These six phrases are worth translating before you get there:

Turnkey → Ask for the inventory list, and whether future bookings transfer with the sale.
Sleeps 12 → Check what the septic permit is sized for, then count the beds.
Minutes from downtown → Map the drive at the hour a guest would make it.
Mountain views → Ask which season. Some views close when the leaves come in.
Newly renovated → Ask what was done, and whether it was permitted.
Hot tub included → Ask its age and who services it now.

None of these are red flags. They're where the questions start.

Most buyers run a short-term rental at one interest rate: the best quote they have today.

Realtor.com's new research on mortgage rates since 2000 suggests planning for a range instead, sized to how far out you're buying:

- Within 3 months: your quote plus 0.50%
- Within 6 months: plus 0.75%
- Within 12 months: plus 1.00%

Those ranges cover roughly 80% of what rates have done historically. They aren't a forecast.

Then make every other input real: actual taxes, an insurance quote on that specific address, and revenue you'd accept in a slow month.

If the deal only works at today's best quote, you want to learn that before the offer, not after closing. The fix might be price, a seller credit, more down, or a different property.

A stress test doesn't replace lender qualification or a full proforma. It tells you what to ask about in both.
