The Q2 numbers are in, and Western North Carolina real estate continues its shift toward a **more balanced market** — creating opportunities for both buyers and sellers.

🔎 **WHAT WE’RE SEEING**

🏠 **More inventory & more choice.** Buyers have more options than they’ve had in recent years and generally more time to make thoughtful decisions.

📈 **Buyers are still active.** Increased inventory doesn’t mean demand has disappeared. Desirable, well-positioned homes continue to attract attention.

💰 **Prices remain resilient.** While conditions vary considerably by location and price point, values across WNC have remained relatively strong.

⏱️ **Homes are taking longer to sell.** With buyers having more choices, accurate pricing, presentation and strategic marketing are increasingly important.

🏔️ **The luxury market is unique.** Privacy, views, quality construction, architectural appeal and convenient access to Asheville continue to influence buyer decisions at the upper end of the market.

🏡✨ JUST CLOSED! ✨🏡

Some transactions are about finding a house. Others are about helping someone build the next chapter of their life. ❤️

Over a year ago, Lynne reached out from the 🇳🇱 Netherlands as she began planning her move back to the U.S. after 37 years abroad. Her wish list sounded simple, but in Asheville it was anything but: a low-maintenance affordable townhouse or condo in a neighborhood where she could walk to coffee ☕, grocery shopping 🛒, restaurants 🍽️, and everyday conveniences—just as she had done for decades in the Netherlands.

After an extensive search, plenty of patience, and the successful sale of her flat overseas, we found the perfect home in Asheville’s wonderful Five Points neighborhood. 🎉

Now Lynne is settling into her new home with her faithful companion, 🐈 Hektor, and—most importantly—she is closer to family. ❤️

One of my favorite parts of this closing was being able to give her a gift that truly fit her lifestyle: a one-year pass to the Biltmore 🌳🏰 After walking as much as 10 miles a day in the Netherlands, she’ll now have miles of beautiful estate trails to explore right here in her new hometown.
