The Asheville housing market data is in for May, and there is a lot worth unpacking.

Median Sold Price: $475,576, down 9.8% month-over-month
Number of Properties Sold: 166, up 1.2% month-over-month
Sold-to-List Price Ratio: 97%, down 0.4% month-over-month
Median Days on Market: 19, down 40.6% month-over-month
Median Price Per Sq Ft: $314, up 6.4% month-over-month

More homes sold in May than April, and they sold faster, with a median of just 19 days on market, at a lower Median Sales Price. That combination suggests the price shift reflects the mix of homes that closed this month more than it reflects a softening market overall.

For buyers, 19 days on market is a reminder that well-priced homes in Asheville are selling quickly. Coming in prepared with financing in order and a clear sense of your priorities gives you a real advantage in this environment. For sellers, price per square foot actually climbed to $314, which speaks to the underlying strength in what buyers are willing to pay for the right home.
