❗Market Update❗

New Listings were down in the Asheville region by 2.1 percent to 1,348. Pending Sales increased 7.0 percent to 1,005. Inventory grew 2.7 percent to 5,350 units.

Prices moved higher as Median Sales Price was up 1.2 percent to $433,816. Days on Market increased 4.7 percent to 67. Months Supply of Inventory was down 8.8 percent to 6.2 months, indicating that demand increased relative to supply.

Nationally, the median existing-home sales price climbed to $431,400, as inventory remained at a 4.6-month supply at the current sales pace, NAR reported. Year-to-date sales are up 2.4%, reflecting stable demand even amid elevated mortgage rates. Homes are sitting on the market longer and fewer buyers are bidding above asking price compared to a year earlier, though local market conditions vary widely.
