⏳ Days on Market: 93 days (Continuing to rise from 90 in January)
💰 Median Sale Price: $391,250 (An adjustment from $418,500 in January)

What’s the takeaway?
The rise in Days on Market combined with a softening Median Sale Price suggests that the market is finally catching its breath, moving away from the frantic pace of previous years toward a more balanced environment.

It’s another beautiful day to get another house under contract — this time for a first-time homebuyer who also happens to be a woman. ✨

A couple of days ago was International Women’s Day, and it had me reflecting on how far we’ve come. Did you know it’s only been 52 years since the Equal Credit Opportunity Act was passed? Before 1974, women couldn’t apply for credit cards, bank accounts, or home loans in their own name without a husband or male relative.

Let that sink in for a minute.

So today feels a little extra special. After a weekend full of negotiations, we landed in a place where both my buyer and the seller are happy, and she’s one step closer to becoming a homeowner.

Moments like this remind me why I love what I do. Helping someone — especially another woman — step into homeownership and build something of their own is such an incredible thing to witness. 💛
