The response is often negative, or doom/gloom, and not reflective of what is actually happening in the market.
July → August:
🔼 Buncombe - Median DOM: 37 → 29 days | Median Price: $515K → $528K | List-to-Close: 74 days | 95.3% of orig. list price
🔼 Henderson - Median DOM: 32 → 33 days | Median Price: $460K → $465K | List-to-Close: 80 days | 95.6% of orig. list price
🔼 Madison - Median DOM:67 → 71 days | Median Price: $515,830 → $555,000 | List-to-Close: 112 days | 92.7% of orig. list price
🔼 Haywood - Median DOM: 27 → 43 days | Median Price: $393K → $450K | List-to-Close: 85 days | 94.4% of orig. list price
With more inventory sitting longer, sellers are still pricing (and closing) strong in most areas. A market possibly rewarding accurate pricing over speed.
