BUYERS:
Inventory has steadily increased since last month across the region. With months of supply hovering around 4.5 to 5.5 months in most areas, you have more options and negotiating leverage than you've seen in recent years. Well-priced homes are moving in under a month, so being pre-approved and ready to act is essential!

SELLERS:
Prices are holding steady, and in counties like Henderson, buyer demand has accelerated, dropping median days on market down significantly compared to early spring. Sellers are still capturing 91.3% to 97.5% of their original asking price. The secret to success right now? Accurate, strategic pricing to capture active buyers immediately.

April Market Report:

Buncombe County:
Inventory up 15.1%
More options available with a steady median sales price of $500,000.

Henderson County:
High activity with new listings at 22.6%.
Median sales price dipped slightly to $437,568.

Madison County:
Median sales price up 21.1% to $447,500.
Closed sales dropped 25% for the month, with increase in months supply

Haywood County:
A solid choice for those looking under the $400k mark, with the median sales price now around $398,000. New listings here also increased by 7.0%.
