💰 What Is Earnest Money?

When you’re buying a home, you might hear the term “earnest money.” But what exactly does it mean?

Think of earnest money as a good faith deposit. It’s money you put down when you make an offer to show the seller you’re serious about buying their home.

🔹 How much is it?
Typically 1–3% of the purchase price (varies by market).

🔹 Where does it go?
It’s usually held in an escrow account until closing.

🔹 What happens to it?

If the sale goes through, your earnest money is applied toward your down payment or closing costs.

If the deal falls through for a valid reason covered in your contract (like a failed inspection or financing contingency), you usually get it back.

If you back out without a valid reason, the seller may keep it.

💡 Pro tip: A strong earnest money deposit can help your offer stand out in a competitive market.
