1️⃣ You don't have to have everything figured out before you call a Realtor.

That is exactly what we are here for. Buying a home is complex, it's not something you do everyday. It IS something we oversee and advise on everyday. 👩🏼‍💼

2️⃣ How important it is to get a pre-approval before you start looking.

We often think: I make this much money, I've always paid this much in rent, this is the price range I should be searching in based on the monthly payment calculator I found.

A lot goes into your pre-approved budget. You have your debt to income ratio(DTI), interest rate, taxes, mortgage insurance, down payment, loan type, credit score, etc. 📊

3️⃣ Making sure you are comfortable with your monthly payment no matter what you are approved for.

It happens more than you think. The loan officer approves you for much more than you thought possible, but doesn't explain what that payment looks like. 💸

📖 STORY TIME : When you write up an offer to purchase, there is a section that shows what the monthly payment will be excluding taxes and insurance. There was a time that I wrote an offer and received a worried phone call as soon as I had sent it for signatures. That number was already $500 over what they had told the loan officer they wanted to spend.

Moral of the story, it's okay to be married to your mortgage as long as you know what to expect on the day of the wedding. 😆
