These are the annual stats. For Ashland, activity was up a tiny bit, buy prices were down 7.4% from last year, and 2.7% from 2 years ago. County wide, prices were up a little bit, driven by Medford, which was up between 3-4 percent depending on zip code.

In Ashland, prices are down, days on market are up, activity is down a little bit, but the inventory is way down, so it's really still a seller's market because buyers don't really have very many options at the moment. Hopefully, we'll see more listings in the spring.

This is about right for 2025. Getting better, but historically not great.
