A low home appraisal can feel like a setback, but it doesnโt always mean the deal is falling apart.
When a home appraises for less than the agreed purchase price, it simply means the lender wonโt finance the full contract amount based on that valuation. From there, a few things can happen:
โ๏ธ The buyer and seller can renegotiate the price
โ๏ธ The buyer may choose to bring additional cash to closing
โ๏ธ The seller may reduce the price to keep the deal moving
โ๏ธ In some cases, the contract may be canceled depending on the terms
Itโs important to remember: the appraisal is one piece of the puzzle, not the final decision on value or worth.
This is where having a strong REALTORยฎ and lender team matters... because there are often solutions that can keep the transaction on track, even when the numbers donโt line up perfectly at first.
If you're buying or selling and want guidance through situations like this, having someone who can help you navigate negotiations can make all the difference.
