It’s been a minute since I’ve made a real estate specific post, but here is your reminder that I’m in the house and home business as a realtor AND a home maker. I’ve got tips for days.

These six tips are good ones and things to consider if you are trying to be the best offer without risking it all… (looking at you, appraisal waivers 👀)

As always, these are tips and not definites so please talk to your realtor (who? me?) to see if these could be helpful options for you in your home purchase.

One thing that is important to remember is that home ownership often comes with just more than maintenance of the house. Make sure you budget and consider expenses and equipment that come with the style lot you have too.

🌳Have a yard? Research mowers or cost of landscapers.
🌳Have large trees near the house? Anticipate and budget for removal.
🌳Have a fence? Research maintenance and repair.

When we moved to our almost 9 acres…. we were blessed by gifts of two used riding mowers. We had to save up for a zero turn and didn’t have that until about 2 years in. But 💯 have learned that budgeting and preparing for time in what comes with whatever property you choose is very necessary and helpful in the long run.

Who has been able to sell a house without a realtor? Is it a good idea?

Swipe for some questions to consider, even if you have a buyer option without being listed with a realtor.

Not listing with a realtor isn’t always saving you money. In fact, it could cause you to be leaving money on the table, especially in this market that has buyers making above and beyond offers.

But, as an honest realtor, I will 100% tell you if your circumstance, your home, and that potential buyer make for a worthwhile “off-market” deal (even if that leaves me without a sale)or if you are leaving money on the table.

***Note: if you have signed a listing agreement already with a realtor you are obligated to a contract with them even if a buyer pops up before your home hits active.
***This isn’t discussing listing as for sale by owner. This is using the idea that a buyer comes to you before you list a home with a realtor.

Good things take time. Don’t get discouraged. These peach trees are just now providing a good fruit to us this year and we’ve had them for 6 years.

So if you are still searching for you’ll home, you’ll find it. If you had to make a few sacrifices on your purchase just to get a home, you’ll reach your goals. Before you know it, you’ll see that the patience, time, and effort was all worth it!

Don’t make yourself house poor in your house hunt, but just know there are ways to save when you move in. Not everything has to be brand new all at once. Yardsales, bargain hunting, and dump finds are where you can find some sweet, but still feel at home deals!
