Hey there happy September gardeners!
Over-watering is common in late summer and early fall, so this is a friendly reminder that Southern Oregon is conserving water.
To use less and use wisely, consider this info:

Even though we still have high temperatures during this time, plant water needs decrease significantly because daylight hours have become shorter and the sun’s intensity has decreased.

Water Only When Needed – Overwatering results in shallow roots and encourages weeds, disease and fungus growth. Check soil moisture before watering. Use a moisture meter to detect if soil is still moist from previous watering.

Best Time to Water – Water between 8:00 p.m. and 6:00 a.m. to avoid losing water to wind and evaporation.

These two pieces of advice sorta go hand in hand:
#7 Let the Landlord Know About Maintenance Problems Immediately - and - #8 Don’t Hassle the Landlord About Tiny Items.

So. Here's the deal. Regular home maintenance helps keep any property in better condition and value. Many property problems get worse if left unchecked. When there's maintenance that requires a professional, call the landlord and ask them to send the handy person or call a vendor that services that essential item.

Conversely, when a low hanging lightbulb needs changing - you got it (right?!), or when the toilet needs plunging - you can operate the plunger that, as a responsible adult you purchased to have on hand next to the toilet - right? Measure the need and act accordingly.

Here is one ESSENTIAL piece of advice that we can't stress enough:
1) Read Your Lease! Yes, yes, yes. Read it - from stem to stern, top to bottom, fore and aft. Before signing - Ask questions that need clarification, ask the landlord to put in writing any verbal promises that they made, and especially make sure the lease includes a move-in/move-out condition form. You and the landlord or property manager should walk through the property together before you move in and document the exact condition, with photographs. After you move out, repeat the process, referencing the original form and photos, so you have documentation of exactly what damage was pre-existing. It can help you make sure you get as much of your security deposit back as possible.

Here are three simple things to take care of this coming weekend that will make your home feel safer and cleaner: 1) Change Smoke and Carbon Monoxide Detector Batteries - this one is a small but mighty task that can save lives!
2) Change Interior HVAC Air Filters - an easy air quality step for your better breathing.
3) Wash Windows and Clean Window Treatments - after a long winter of nose prints on the glass, make those windows sparkle and go ahead, wash those dusty curtains too.
