Comparing April 2025 to April 2026, the numbers are painting an interesting picture of where our market is headed:

✅ Pending sales are UP 8.7%
(265 → 288)
⚠️ Closed sales are DOWN 6.8%
(264 → 246)
📉 New listings are DOWN 11.4%
(475 → 421)
🏡 Inventory is UP 12.9%
(759 → 857 active homes)
⏳ Median days on market increased 30.4%
(23 → 30 days)

💡 What does this mean?
Buyers are still active — pending sales increasing shows demand is alive and well. But with fewer new listings coming on the market and more overall inventory available, buyers are taking a little more time to make decisions.
The rise in median days on market suggests homes that are priced right and presented well are still moving, while overpriced homes are sitting longer.

For sellers: strategy matters more than ever.
For buyers: you may have more options and negotiating power than we’ve seen in recent years.
