4 Things You Need to Know Before Buying Commercial Land in Alabama

Buying commercial land is not like buying a house. No staging photos. No open houses. What you see is what you get — and what you don’t see can cost you everything.

Here’s what I tell every buyer before they sign anything:

1. Zoning is everything.

A piece of land is only worth what you can build on it. Always verify zoning before you fall in love with a site. B-2, C-2, M-1 — each one tells a completely different story.

2. Due diligence can save you from a costly mistake.

Before you close on any commercial land — pull the title, check for easements, verify there are no environmental issues, and confirm there are no back taxes or boundary disputes. What you don’t find during due diligence becomes your problem the day after closing.

3. Utilities can make or break your budget.

Water and sewer available to the site is very different from water and sewer nearby. Know exactly where the tap is and what it costs to connect before you price your development budget.

4. Growth corridors create generational wealth.

The best commercial land investments are made in counties before they peak. Shelby County Alabama is the fastest growing county in the state right now. The investors who bought here five years ago are sitting on significant equity today.

I currently have a 52 acre B-2 tract just off I-65 in Calera perfect for industrial, commercial, or mixed use development. I also have an off market pad ready site just under 1.5 acres on Highway 31 in Calera with a dedicated turn lane already in place. As well as multiple M-1 lots in Pelham.
