📊🏔️ The Roaring Fork Valley real estate market is telling two very different stories.
As we close out the third quarter of 2026, the latest numbers reveal some interesting shifts across Aspen, Snowmass Village, Basalt, Carbondale, and Glenwood Springs.
Comparing year-to-date sales through September with the same period in 2025, here's what stands out:
📍 Aspen: Single-family home sales prices averaged 13% lower, while condo and townhome prices climbed 27%. Properties are also spending more time on the market, giving buyers more room to evaluate their options.
📍 Snowmass Village: Single-family transactions declined 47%, with average days on market increasing 77%. Meanwhile, condo and townhome prices remained relatively steady, up 1%.
📍 Basalt: Single-family homes showed strength, with average sold prices increasing 12%. Condos and townhomes moved in the opposite direction, with average prices down 24% despite an increase in sales activity.
📍 Carbondale: Single-family average sold prices declined 17%, while condos and townhomes saw a 43% increase in transactions. A clear example of how different property types can perform within the same market.
📍 Glenwood Springs: Single-family prices remained relatively stable, down just 2%, while condo and townhome sales increased 42.5%, with average sold prices rising 9%.
The takeaway? There isn't one single trend defining the Roaring Fork Valley right now.
Some markets are seeing stronger prices, others are experiencing longer selling timelines, and certain property types are attracting more activity than others.
