Buying ranch land in Pitkin County is part real estate and part land-use law. Before you make an offer, you need to understand the property’s entitlements, approvals, TDRs (transferable development rights), FAR (floor area ratio) and how much square footage you can actually build. Those numbers decide what the land is worth to you.⁠
⁠
A ranch adds more layers. Water rights, easements, special use permits and agricultural status can each change a property’s value, its tax picture and what you can do with it for years.⁠
