Q1 2026 Downvalley Market Intelligence

The real estate landscape is shifting, and the story is different in every community. While Basalt saw strong price increases, other areas experienced significant corrections. Here’s a brief summary of how our local markets compared year-over-year:

Basalt: Continued strong demand with single-family median prices climbing 31%. Total dollar volume sold was up significantly across both sectors.

Carbondale: A mixed bag. While condo sales volume increased, prices slightly adjusted. Single-family home prices rose, but the number of actual property sales dropped by over 50%.

Missouri Heights: Experienced a notable correction, with both average and median sold prices down significantly from last year's highs.
