Q1 2026 Downvalley Market Intelligence

The real estate landscape is shifting, and the story is different in every community. While Basalt saw strong price increases, other areas experienced significant corrections. Here’s a brief summary of how our local markets compared year-over-year:

Basalt: Continued strong demand with single-family median prices climbing 31%. Total dollar volume sold was up significantly across both sectors.

Carbondale: A mixed bag. While condo sales volume increased, prices slightly adjusted. Single-family home prices rose, but the number of actual property sales dropped by over 50%.

Missouri Heights: Experienced a notable correction, with both average and median sold prices down significantly from last year's highs.

The first quarter of 2026 has officially wrapped, and the theme is clear: Inventory is tight, but value is holding strong. While the number of properties sold decreased in both Aspen and Snowmass, we saw a significant jump in Median Sold Prices—including a 21% increase for Aspen Condos and a 17% increase in Snowmass Village Condos.

What does this mean for you?

For Sellers: Buyers are still active and willing to pay a premium for the right property, keeping median values on an upward trajectory.
