Could Aspen’s real estate market be making a surprising comeback?

Aspen home sales jumped 200% in July, rising from 3 transactions last year to 9 this year.

But the story changes quickly across the Roaring Fork Valley.

Aspen’s median home price fell 13.7% to $10.185 million.

Basalt home prices increased 5.7%, while condo sales surged 150%.

Carbondale home sales stayed flat, but median home prices dropped 22.2%.

Glenwood Springs remained relatively stable, with median home prices up 0.5%.

Meanwhile, Snowmass Village saw six condo sales, compared with two last year.

The July numbers show why local market data matters.

Different communities and property types are moving in very different directions.
