In my latest community tour, I take a closer look at three of Carbondale's most popular neighborhoods: Coryell Ranch, Colorado Meadows, and River Valley Ranch. While they're all located within minutes of downtown Carbondale, each offers a very different living experience.

Aspen home sales just dropped 45.5%… and median prices fell by nearly $5 MILLION. Is the luxury market finally shifting? 🏔️

The April 2026 Roaring Fork Valley real estate numbers revealed some surprising trends across Aspen, Snowmass Village, Carbondale, Basalt, and Glenwood Springs.

Aspen condo prices were down more than 51%, while Snowmass Village saw luxury pricing surge thanks to a major $12M sale. Meanwhile, Carbondale and Glenwood Springs experienced major jumps in transaction volume as buyers continue searching for value throughout the valley.

The market slowdown has also been impacted by the Aspen airport closure and a quieter-than-usual spring season. But with summer approaching fast, many buyers and sellers are watching closely to see where the market heads next.

From luxury estates to condos and townhomes, these numbers paint a very different picture depending on where you look in the Roaring Fork Valley.

Snow in Aspen… in MAY?! ❄️

Early last week was sunny, warm, and felt like spring had officially arrived in Aspen. Then overnight, everything changed. By the next morning, snow was falling across town, covering the mountains and even landing on bright green Aspen leaves — something you rarely get to see.

What made it even more surreal was how quiet Aspen felt. It’s currently off season, so the streets were nearly empty, restaurants were closed, and the gondola had already shut down for the season. Walking through downtown felt almost like stepping into a ghost town, but in the most peaceful and beautiful way possible.

Moments like this are part of what makes mountain living so special. One day feels like spring, the next feels like winter all over again. It’s a reminder that Aspen always finds a way to surprise you.

If you’ve ever wondered what Aspen looks like beyond the busy ski season and summer crowds, this is a side of town most people never experience.
