Who you work with—and who works for you—matters.

Over the past several weeks, I’ve been helping clients find a location for a faith-based sober living home. Since this was their first property, there wasn’t an existing operation, landlord, or track record to point to. We encountered plenty of roadblocks along the way, including zoning and township concerns and landlords who were hesitant about the concept.

Instead of stopping when we hit those challenges, I kept making calls, having conversations, and leveraging my network to find solutions.

Those efforts led to not one, but two opportunities. We secured a rental property, and through those same conversations, I built a relationship with an investor who believed in the vision. We viewed a property together, moved quickly, beat out multiple offers, and got her under contract the same day. That property will now provide a second housing opportunity for my clients’ venture.

This all happened in a matter of hours yesterday, and last night that investor sent me a message saying she was having a great day because she was able to help secure one property through a lease and is now purchasing another. At the same time, my client was able to spend the day relaxing by the pool with his family on a much-needed weekend getaway, knowing he now has two housing opportunities instead of one.

Those are the moments that remind me why relationships matter. Real estate is about so much more than buying, selling, and leasing property. It’s about connecting people, solving problems, and creating opportunities that help everyone move forward.

Sometimes a few phone calls and a persisting belief that it’ll happen with some work can change everything.

This closing meant so much to me.

My buyer Rob, a veteran, was originally under contract on a home in Pennsylvania with an agent who was also a family friend of his. Through no fault of theirs, that deal fell apart because of a title issue on the seller side. With his family needing a home quickly, his agent reached out to me to help since he wasn’t licensed in Delaware.

We looked at several homes before finally finding the right fit — a fixer-upper with land, room for his camper in a big driveway, and space for his kids and grandkids to enjoy together.

Getting here wasn’t simple. Between leaks, an aging roof, water in the basement, repairs, scheduling, and lots of moving parts, there were moments when he truly felt like this might never happen.

This was absolutely a team effort from start to finish, and I’m incredibly grateful for everyone who helped make it happen—Monica Palatano, Tommy Feldman, and Mark Walker.

At the walkthrough, his daughter and son-in-law thanked me for going above and beyond to get him in as quickly as possible, and that really stuck with me.

There’s something especially meaningful about knowing this veteran will spend Memorial Day weekend in his new home, surrounded by family. And I got to play a large role in that 💕

Another VA buyer officially under contract 🇺🇸

We found such a good fit for a busy law enforcement officer and his family. They wanted something with enough space to feel comfortable, but without all the extra maintenance that comes with a bigger property.

We ended up finding a condo in Chadds Ford that checked all the boxes — quiet, surprisingly private, and easy to maintain.

A lot of people don’t realize condos need to be “VA approved” for those buyers (true for FHA too) and if the community isn’t approved, a good lender can help get it approved as long as the community meets VA requirements.

This one is perfect, and we’re hoping to add it to the list of VA approved condo communities!
