Inventory is slightly down, but buyer activity is still strong, especially with showings up over 10%. That means competition hasn’t disappeared—it’s just more strategic now. Sellers can still benefit from serious buyers, while buyers may have a bit more room to negotiate compared to last year. Renters and investors should pay attention to rising off-market opportunities, which are up nearly 6%. The key right now is timing and strategy, not just price.

But I can tell you with 100% certainty that you’re not “behind.”

Real estate doesn’t happen on a set schedule, and people buy homes at all different stages of life and for all different reasons!

Most people didn’t grow up learning how real estate works so of course it feels confusing! 🤷‍♀️
