Here are 3 things many buyers don’t realize when looking at land:

✔️ Utilities matter more than you think
Power, water, and septic availability can make a huge difference in what you can actually do with the property.

✔️ Access is everything
Does the land have road frontage? A recorded easement? These details can impact value and financing.

✔️ You might need to install septic or a well (or both)
