Have you ever gotten a home inspection? 🔎

Here’s what to expect:

A home inspector will look at things like a home’s foundation, structural components, roof, HVAC, plumbing, and electrical systems, then provide a written home inspection report with results.

A home inspection generally takes two to four hours, but may take more time depending on the size of the house.

After the physical inspection, the home inspector may take a couple of days to send the written report.

Buyers should attend the inspection so they can explore their new home in detail and ask questions during the process.

This can give you much more information than the report alone.

❄️Beware of your plumbing as we approach freezing temperatures!

A broken water pipe can be a messy - and costly - situation. According to Huntsville Utilities, there are five basic things you can do to prevent pipes from freezing in cold weather:

- Keep the heat on: if you're going to be away from home for an extended period of time, make sure your thermostat is not set lower than 55 degrees.
- Allow the faucet to drip: this relieves pressure on your home's water system.
- Seal up cracks and holes: look for places on the inside and outside of your home where cold air can get in and around your pipes.
- Apply heating tape: this is a special electric tape that can be applied directly to pipes.
- Add extra insulation: foam rubber or fiberglass sleeves can be put directly on pipes to help insulate them from the cold. This is especially important for pipes in attics and basements.

You can leave only one dripping faucet but you want to make sure it's in the right location. If you know where your water comes into your house, turn on a cold water faucet at the other end of the house to allow for water to travel through the entire system.

On Halloween 🎃, children will walk to and from your doorstep, so the path to the front door should be illuminated. 💡Before putting up any Halloween decorations, make sure the lighting along the walkway and at the front door is bright enough at night to safely see where you’re going.

As you put up your decorations, monitor how they affect the lighting. If anything is obstructing the light or making it hard to see the pathway, make any necessary adjustments.✅

Windows are easy to forget about checking regularly, but they should be checked at least once a year, if not more. 🪟✅

It is recommended that windows are checked for loose framing and damage in the fall, to make sure that they are in good condition for the winter. Windows are the source of energy loss for a lot of homes if they are not properly sealed, which can make your bills go up during the colder months.

Foundation problems are one of the most costly issues to fix, in some cases in excess of $10,000💰. Signs of foundation issues include doors and windows that stick, cracks in walls above doorways, sloping floors, and L-shaped or horizontal cracks in the visible parts of the exterior foundation.

‼️How to prevent this home inspection fail:

If you know your home has serious foundation issues, it might be best to take care of them before you sell the house, as few buyers will want to deal with the hassle of fixing a foundation. As far as minor foundation repairs go, fill any cracks with epoxy or silicone caulk. Seal the exterior foundation with a waterproof coating. Adjust doors and windows to make sure they all open and close without sticking.
