Wondering what's happening in our local housing market? Here's a quick snapshot of what we're seeing across Oconee and Clarke Counties.

🏡 Oconee County

• Median Sales Price: $589,500
• Average Time on Market: 20 days
• Inventory: 5.2 months of supply
• 74 new listings hit the market in May

Oconee continues to be one of the most sought-after areas in Northeast Georgia. While inventory remains healthier than it was a few years ago, well-priced homes are still moving quickly. The median sales price dipped slightly month-over-month, giving buyers a bit more breathing room, while sellers who price strategically are still seeing strong results.

🏡 Clarke County

• Median Sales Price: $363,500
• Average Time on Market: 28 days
• Inventory: 4.64 months of supply
• 207 new listings hit the market in May

The Athens-Clarke market remains balanced, creating opportunities for both buyers and sellers. More inventory means buyers have more choices, but desirable homes are still attracting attention and going under contract.

School is out, schedules are more flexible, and many buyers are trying to get settled before fall.

If you’re thinking about making a move this summer, here’s what you need to know:

✅ The best homes don’t sit on the market for long. Have your financing in place, know your budget, and be ready to act when the right one hits the market.

✅ Sellers often have deadlines. Whether they’re relocating, starting a new job, or trying to move before school starts, understanding their timeline can help you craft a stronger offer without necessarily offering more money.

✅ Don’t let competition push you into skipping important steps. A multiple-offer situation doesn’t make a home perfect. Inspections are there to protect you.

After 22 years of showing homes, I thought I’d seen it all…

Then I opened what looked like a regular bathroom mirror and discovered it was actually a hidden window. 🤯

Not gonna lie, this was one of the coolest little home features I’ve stumbled across in a while. It’s practical, unexpected, and exactly the kind of detail that makes house hunting fun.

One of the best parts of this job? The people. 🐾

One of my buyers surprised me with a duck dog toy because I drive a Jeep and thought I’d appreciate it. Since I already have a pretty spoiled co-pilot at home, I passed it along to Lenny, who was more than happy to take ownership. 😂

Helping clients buy and sell homes is great, but it’s the relationships, thoughtful gestures, and little moments like this that make the job so rewarding.

Lenny gives it two paws up. 🦆🐶

Today I showed a house that looked pretty good online.

We walked in the front door and within seconds my buyer almost threw up.

The smell of mildew and mold was so overwhelming that he turned around and headed straight back outside. His partner wasn’t far behind him.

Before we even started the showing, the seller told us the home had previously been under about 3 feet of water. He said he cleaned it up, dried it out, and replaced the flooring.

Maybe he did.

But the smell told a different story.

Hours later, I’m home and I can still smell it.

Here’s the lesson: photos don’t tell the whole story.

A listing can have great pictures, fresh flooring, and all the right marketing language. What photos can’t show you is the smell, the feel, the moisture issues, the repairs that may or may not have been done correctly, or the red flags you notice the second you walk through the door.

That’s why buying a home is about more than scrolling Zillow.

It’s about seeing the property in person, asking the right questions, investigating concerns, and having someone in your corner who knows what to look for.

My buyers didn’t buy that house.

And honestly, sometimes the best real estate decision is knowing when to walk away.
