Stocks are higher and Mortgage Bonds are lower to start the week.

Price Cut Concerns

There was a recent article by HousingWire and Altos Research on the rise in price cuts, and how they are a good leading indicator of future home price sales prices.

2018 / 2019: Home values went up even though price reductions rose

2020: Home prices rose, while reductions were steady

2021: Home prices went up 19% during the year, even though price reductions rose sharply higher

2022: In the first half of 2022, home prices skyrocketed, even though price reductions rose significantly. It is true that in the second half of the year, reductions continued to rise while home prices declined 3%

2023: Home values are rising even though price reductions are rising

A lot of the rise is seasonal, but we disagree that the rise in reductions is a good indicator of future home sales prices. A lot of this could also be people thinking they can get more for their home than they realistically can get. We prefer to look at the fundamentals of supply and demand – And there is simply too much demand for the available supply, which will continue to be supportive of home prices.

Differing GDP & Recession Expectations

With the next Fed decision 9 days away, we have been hearing a lot of different Fed viewpoints – some want to pause, while others think more work needs to be done.

One reason for this is likely the confusion out there in the economy and the differing opinions on economic growth and recession odds. Take a look at the some of expectations from different Fed areas:

GDP Estimates for Q3

Atlanta Fed: 5.6%

NY Fed: 2.25%

St. Louis Fed: -0.25%

Recession Odds

Goldman Sachs: 15%

NY Fed: 95%

Cleveland Fed: 75%

Of course, Goldman Sachs could be talking their book on recession odds, as they run a large investment firm. We feel there is still a good chance of a recession, with the silver lining being lower inflation and lower mortgage rates, as is always the case during a recession.

Tuesday: NFIB Small Business Optimism Index, 10-year Auction

Wednesday: Consumer Price Index, 30-year Bond Auction

Thursday: Producer Price Index, Retail Sales

Technical Analysis

Mortgage Bonds are once again testing their 25-day Moving Average, but have nearby support at 98.086. The 10-year is once again testing overhead resistance at the 4.28% ceiling, whjich held the last few times tested. The big inflation news of the week will be the driving force of where things go.
