Can I just be vulnerable for a minute? July was a really challenging month for me.

We were deep in trying to soak up the end of Summer Break. I was carrying the guilt of not completing our bucket list, working too much, and letting a really outrageous, negative situation get the best of me instead of spending time with my family.

In the midst of all this, I felt a strong need to purge and organize. July always brings for me a need to purge & organize - maybe it’s the heat, maybe it’s the middle of the year, or more recently the fresh start of school that burns in me. We cleaned out the toy closet, both kids' closets, and part of the basement, which feels really good. I’m always so surprised at how much we collect and store over time in our home.

Despite feeling out of sorts, I’m proud that I lifted the burden of too much stuff hanging over my head & I still managed to read 7 books in July! 📚✨

August is already off to a great start, and I'm feeling more positive and ready to take on new challenges.

Investors: Instead of buying an Airbnb, consider an alternative that brings greater stability and less wear & tear.

2023 saw a 94% rise in mid-term rental (MTRs) bookings of 30 days or more. Plus, they maintained a solid occupancy rate of 51%.

Unlike the unpredictable rates of short-term and traditional rentals, MTRs are booming, offering investors a more stable option with less hassle in 2024.

They’re even more lucrative for folks with homes near colleges, military bases, hospitals, and big corporations, where mid-term housing is in high demand.

Why mid-term rentals are dominating:

1) Consistent Revenue: MTRs consistently eclipse traditional long-term leases in earnings.

2) High Demand: There’s an urgent need for flexible housing options amidst low inventory.

3) Lower Maintenance: With fewer turnovers than Airbnb and less wear than long-term stays, MTRs manage a higher ROI with fewer headaches.

What really impacts your home's value?

The buyer's ability to move in and start living from day one.

Knowing that, this is the advice I give my sellers that usually comes as a relief.

No need to do any time-consuming updates... instead focus on these quick fixes.

1) Add a fresh coat of neutral paint.
2) Spruce curb appeal by weeding, adding fresh mulch trimming bushes and cleaning the entry.
3) Professional carpet cleaning to remove odors. Replace if needed.

Work with your agent to decipher what will bring the buyers ease, comfort and convenience. In most cases, that’s the key to a quick sale.

When buyers hit a roadblock because they can't find the perfect home, here's what I \*don't\* do: Sit back and wait for the market to turn.

Instead, here's how we FIND the home:

• Tap into my Northeast Georgia network requesting a heads-up on homes coming to the market soon.
• Use social media to advertise my client's needs. Sounds a little strange but I've seen this work wonders.
• Launch targeted mailing campaigns in buyers' dream neighborhoods.
• Connect directly with For Sale by Owners.
• Call investors to inquire about off-market properties.
• Reach out to past clients who might be ready to sell.
• Scout new construction neighborhoods.

Yes, timing is everything in real estate, but waiting around for something to happen? That's not how we'll roll.

Feeling like your starter home has become your forever spot?
Time flies, and sometimes, what was meant to be temporary sticks around longer than expected. But staying put doesn't have to mean settling.
Bring back the love for your home with these tweaks:

Splurge on a new piece of furniture, area rug, or art.
Schedule a landscaping consult to bring a fresh take to the front yard or back patio. Yardzen has highly rated virtual consults.
Build a she-shed or man cave. The world of stylish, prefabricated structures is here.
Get creative with storage. Think built-in bookshelves, under bed storage, or reworking closet space.
Update light fixtures and hardware on doors and cabinets throughout the house

POV: You're a home buyer that gets pre-approved for *the magic number* from your mortgage lender.
Don't come for me on this one but... Just because the lender gives you the green light on a certain dollar amount *doesn't mean* you should stretch your housing budget to the max.
Before you sign, think about your life BEYOND the loan. Things like lifestyle preferences, discretionary habits, vacation expenses, childcare needs, etc.
Let's make sure your next home fits comfortably within your current lifestyle.

What I'd tell myself if I was on the house hunt right now...
What matters most:
✓ Structural integrity: I'd look for a home with a sound foundation, roof, and well sealed exterior
✓ System ages: I’d find out the age and maintenance needs of systems like HVAC, roofing, and plumbing.
✓ Neighborhood fit: Finding the right area will shape my daily life. I'd want a good blend of ambiance and practicality.
✓ Commute times: The toil of long commutes wears on you (financially, physically & mentally). Location and proximity to work would be front and center.
✓ Functional layout: I’d look for a floor plan that complements my lifestyle, knowing that in some cases we can make modifications.
✓ Growth Potential: A home that can adapt to life - I'd be looking at extra rooms or flexible spaces for kids or guests.
What matters less:
✓ Current decor: Wallpaper and paint colors are easily changed. I’d look past what’s superficial.
✓ Furnished vs. unfurnished: Furniture arrangements and styling are personal choices that I can make later.
✓ Landscaping: While curb appeal is nice, it’s the lot, not its current state, that matters more.
✓ Light fixtures & hardware: These
are simple, relatively inexpensive changes that won't deter me from the right home.
✓ Appliances: While shiny and new might be appealing, appliances are replaceable and don't make or break a home’s value for me.
