Here’s what’s different in 2026 👇

✨ You’ll sign a written buyer agreement before you tour. Every term in it is negotiable.

✨ Buyer-agent pay isn’t listed in the MLS anymore. Sellers can still cover it, if your agent asks for it in your offer.

✨ In MA, a seller can’t make you waive your home inspection to win the house. Huge win for buyers. 🙌

✨ Some homes stay off the MLS at first. If you’re only scrolling the apps, you can miss them.

✨ A new federal law cuts down the flood of spam calls after you apply for a mortgage. You’re welcome, your phone. 📵

My honest take? These changes make advocacy matter more, not less. This is probably the biggest purchase of your life. You deserve someone protecting your money, your deposit, and your deadlines. 💕
