If affordability has been the biggest thing standing between you and a home, there’s a little bit of good news.

Asking prices have started to ease – the typical asking price this May came in under where it was a year ago.

And these lower prices are good news for your move – not a sign the market’s in trouble. It points to a market that’s rebalancing with more realistic seller expectations and a little more breathing room for buyers again.

So, if you’ve been waiting for an opening, let’s connect. I’ll help you see what that looks like in our area.

Looking at your home through the eyes of a potential buyer can reveal areas in need of improvement. Here’s how to perform a self-inspection and envision yourself as the buyer:

✅ First Impressions Matter: Stand across the street and take in your home's overall appearance. What stands out (good or bad)? Is the lawn manicured, the paint fresh, and the entrance inviting?

✅ Check Curb Appeal Features: Walk the path you’d expect a buyer to take. Are your steps clean and in good condition? Does the mailbox look well-maintained? Clean or replace anything that stands out as worn down.

✅ Assess Your Home's Condition: Inspect the exterior for any visible issues like cracks, peeling paint, or damaged siding. Look for areas that may need repairing or repainting to appeal to a buyer.

✅ Examine Windows & Doors: Do the windows open and close easily? Are the frames in good shape? Assess the front door’s appeal—does it need a new coat of paint or new hardware to make it inviting?

✅ Smell Test: Take a deep breath and check for any odors. A musty smell or something stronger can be off-putting. Freshen up entry areas or use air fresheners if needed.

✅ Landscaping Check: Look closely at your plants, shrubs, or garden areas. Is there anything overgrown? Are the flower beds tidy? A well-maintained garden adds huge appeal.

✅ Consider the Neighborhood Vibe: Stand in front of your home and take a look around the neighborhood. Are there areas that need improvement, like sidewalks or fences, that can enhance the appeal?

By completing an inspection from a buyer’s point of view, you can make simple yet impactful changes to ensure your home stands out when it’s time to sell. 🌟

The Mid-Year Housing Market Update: Why Forecasts Changed in 2026

The housing market hasn’t rebounded as quickly as experts originally hoped. But that doesn’t mean it’s stalled.

Higher inflation and lingering economic uncertainty caused economists to revise their forecasts for this year. But importantly, when those two things settle down, many experts believe the market will regain its momentum.

So don’t see this revision in forecasts as a sign of trouble. See it as a temporary reaction to overall conditions and uncertainty.

If you want to know what’s happening in our local market, and what it could mean for your plans for the rest of this year, let’s connect.

If the housing market feels confusing right now, you’re not alone.
