Home values remain strong, with the typical home worth about $636K, up 3% year-over-year. Homes are going pending in just 9 days, and improving inventory is creating more opportunities for buyers. While mortgage rates remain slightly elevated, well-priced homes are still selling at or above asking price. 📈

There is just something special about this lake. Merrymeeting is known for its beautiful clear, aqua-blue water, great fishing 🎣 and that peaceful lake-life feeling that’s hard to describe until you’ve been there.

This transaction was truly a journey! 🏡❤️

My buyer and I spent 11 months searching for the right home. Finding exactly what she wanted took patience, determination, and sometimes even a little imagination — but in the end, we landed in the exact neighborhood she had hoped for.

Listen up Folks- Let’s help get this one passed!

🏡 Imagine being able to take your mortgage rate WITH you when you move.

There’s a bill in Congress called the MOVE Act that would create a path for homeowners to transfer—or “port”—their existing mortgage when they sell one home and buy another.💸

Why does this matter?💸🏠😀

So many homeowners are sitting on 2%, 3%, and 4% mortgage rates and feel stuck because moving could mean giving up that rate and taking on a much higher payment.

Mortgage portability could help unlock more inventory, give homeowners more freedom to move, and bring even more buyers and sellers back into the market.🏠

The bill still has a LONG way to go, and it has NOT become law yet.🏛️

If you support the idea, contact your U.S. Representative and Senators and tell them you want them to support mortgage portability and move the MOVE Act forward.🇺🇸🤞

Wait, why do I have to sign something just to see a house?? 😅 — there still seems to be confusion on this 2 years later. Let me explain….

Thanks to a big industry Court Case in 2024 (The NAR settlement), buyer’s agents now have to have a signed agreement with you before taking you to a private showing. It’s basically just putting everyone on the same page about how the agent you hire gets paid - nothing sketchy, just the rules.

BUT - and this is the part people miss - open houses don’t count. Walk in, grab a cookie, snoop around, zero paperwork. 🍪 No agent, no signature, no commitment. J

The form only comes into play when an agent is personally taking you somewhere. Think of it less like a contract and more like a “yes we’re officially doing this together” handshake. In writing.

❤️Moral of the story: don’t let the paperwork scare you off from your dream home.

Just know what you’re signing and why - and if your agent can’t explain it clearly or doesn’t mention it-that’s a big red flag!!
