📈Check out June's Numbers!

📈Inventory is starting to increase, however not as much for condos compared to single family homes. Sold listings are down across the board as well. These are all hinting at a *Stabilizing* market! I do want to note that a ~Balanced~ market is around three months of inventory, so we are still in a seller's market and will likely continue to be until construction of new homes can catch up to buyer demand.

📉Lets look at pricing, as you can see most homes are still selling at or above that asking price, but it is slowing down significantly. What we are seeing in the market is homes that are overpriced are not selling like they were at the beginning of the year or even over the last two years. Those are the ones that are starting to sit on the market for longer and are facing the harsh reality of having to drop the price, which then stigmatizes the property as buyers start to think something is wrong with it for it to not sell right away. Homes that are priced appropriately for their condition and area are still receiving multiple offers and/or are going under contract in less than a week. Having a pricing strategy and stellar marketing is more important than ever right now to get you top dollar on your home.

In case you didn’t know, today’s housing market is nothing like it was in 2008. What happened then was caused by cheap debt, shady lending practices, and financial acrobatics that ended with too many borrowers in mortgages they couldn’t afford.

Step back from 2008, and you see that home prices have appreciated in 4 of the last 6 recessions. They only fell twice—slightly in the early 90s (1.9%) and almost 20% in 2008.

My point is this: Not every recession is a housing crisis. So if you’re looking to buy, sell, invest, or flip, here's what to do: silence the naysayers, look at the stats, and find an agent who can help you make on-time and informed decisions in 2022.
