Einsteins Closing after 30 years...
For those who KNEW ME then, this house was my FIRST REAL ESTATE OFFER MADE FOR $20K in 1990. I withdrew my offer because I had just entered Morehouse and was working at Bank South, as its youngest Branch Manager at the time, 19 years old, YES INDEED. A loyal customer who was the Mgr of Atlanta History Center and my Regional Mgr Bonnie Irwin informed me of the property and encouraged me to make the offer and the Bank would finance it. I told me parents about it, who were Realtors at REMAX Buckhead at the time and COLD FEET WON ONLY ONCE AND THEN WAS ONLY ONCE. They wanted me to finish my degree first and I'd have plenty of time to focus on real estate. I listened and I am Thankful for my parents advise then. The Lord has His way of teaching life lessons that last a lifetime. Follow your heart of peace and not your feet of fear. They saw my fear and guided me best as they gave always done. I had fear, but peace was inside somewhere trying to take the lead then, as a young, highly driven, very resourceful young Man of Morehouse. I AM THANKFUL AND HAPPY WITH THIS HISTORY.
I've watched this establishment grow since then. Their growth strategy worked and created amazing R.O.I. They expanded and bought all 3 houses, which is really why my offer was withdrawn. But the transaction was exactly what I needed to see at 19, to open my eyes to the wisdom and knowledge of Real Estate Developments and Growth I have today. It was very similar to mine at the time and I believe it might have been shared. This was one of the first "regentrification" projects that turned a slum area of Atlanta into a modern, trendy area called Midtown Atlanta. Government is always focused on best-use concepts for land revenue. Others will argue this. Carry on. It's OK. These are simply the facts.
At the time of my offer, this house was abandoned with vagrants in and out, a couple of run down apartments sat on 1010 and Lowes sites, and my vision was "housing until I finished Morehouse and Tech and then a restaurant or other lease commerce". But at the time, I withdrew my offer to finish my education and I got word that another buyer was trying to buy all 3 houses. As it turned out, the other houses were purchased over a4 year period.
I'm so happy for them and all the many festive memories created here by families, friends, and others who were trying to find their place in "relationship". And their ROI in land value ALONE, yields a round of applause.
Enjoy the reading. My Spirit says we will see a new and improved Einsteins "storefront" in this high rise soon. Timing is EVERYTHING in real estate ROI.
How many have heard me describe this high rise best use of land description STRATEGY... "sell storefront land, build up, and house your business on the main floor"?
