Price per square foot is a data point, not the pricing strategy.
Especially with luxury, lakefront, or one-of-a-kind properties, value comes from the full picture: the lot, the views, the privacy, the outdoor living, the condition, the setting, and how hard it would be to recreate the experience.
A larger home may show a lower price per square foot simply because the price is divided over more heated square footage. But that doesn’t automatically make it the better value.
The better question is not always, “What is the price per square foot?”
It’s: What am I actually getting for the price?
Because the most valuable parts of a property are often the things you can’t measure with a measuring tape or calculator.

Some days are a quiet reminder that consistency counts.
I was surprised and genuinely grateful to be recognized this morning. 2025 didn’t feel as strong as 2024 to me, but this was a moment that said, you’re still doing really well.
Thank you to my clients, colleagues, friends, referrals, and everyone who trusted me with a huge decision. I’m proud, I’m humbled, and I’m very motivated for what’s next. Also a quick shout out to my amazing Broker, who in addition to being a wonderful leader, cooks delicious food and always remembers my food, allergies. ♥️
