Please share with anyone you know who lives, works, plays or has a business in Habersham County. Our association is completely supportive of comprehensive planning & creating land use policy that manages growth and development responsibly but we are waiting on answers to some critical questions, believe that no vote should be taken until the draft is completed and there is ample opportunity for property owners to review it and ask questions, and notification given to each owner that confirms what there new zoning category will be (the UDO will change the zoning of EVERY parcel in the county). We have repeatedly offered our assistance as we deal with land use issues every day and have resources we can bring to the table, but heretofore our offer hasn't been accepted. And if you're interested, please plan to attend what we have been told is the FINAL town hall (June 6 @ 6PM @ Aquatic Center) and the next County Commission meeting (June 15 @ 6PM @ Courthouse).

Important Public Service Announcement

Habersham County is in the process of doing a massive overhaul of its land use ordinances and is on the precipice of sending it to the county commission for a vote. The methodology being used will result in EVERY parcel of land being rezoned- mostly downzoning, in an attempt to control (read limit) growth. While prudent to have a comprehensive plan and revise land use policy, it's equally prudent to be transparent, deliberate and analytical. I still have many questions and concerns and personally feel that it's incumbent on the county to notify each property owner in spite of the 'letter' of the law as it relates to what local government is required to do when it's making such sweeping changes. If you live, work or have other interest in Habersham County I would urge you to consider attending the town hall that is being held at the beginning of June and urge the commissioners to show restraint in adopting over 300 pages of ordinances which aren't yet fully published. The county has a page (see QR code below) which provides most of the history of the initiative but unless changed my opinion is that it could increase property taxes in the future, result in higher construction costs and a flood of variance requests (the plan includes some properties being a non-conforming use), and some other unintended consequences. For what it's worth, our local Realtor® board is trying to engage the county to discuss our concerns, help make revisions where appropriate, assist in making taxpayers aware, and generally advocating for property rights while being supportive of the need to control growth. This isn't a North Georgia issue, but it's a human issue. If you know someone that could use some assistance the good people of our statewide and national association have a way to help.

In April 2026, wildfires swept across southern Georgia, leaving a path of destruction in 91 counties. More than 50,000 acres were burned, homes were lost, and hundreds of residents were displaced. Georgia REALTORS® (GAR), in partnership with the Realtors Relief Foundation (RRF), is providing housing-related relief to individuals and households impacted by these devastating fires.

The application process is now open for residents in the 91 counties identified by Gov. Kemp for public assistance. Grants are available on a first-come, first-served basis, and all applications must be submitted by midnight on July 15, 2026.
