The average contract 👉🏼 closing period sits around 21-30 days. Here's how it typically goes ⬇️ ⁠

Week 1:⁠
✹ Accepted Contract: everyone has agreed to the terms of the contract, and your agent will send it to the lender and closing attorney⁠
✹ Wire Earnest Money: earnest money needs to be wired to the closing attorney's escrow account within 3-5 days of the binding agreement date⁠
✹ Inspection: Inspection will need to be completed and a report returned⁠

Week 2:⁠
✹ Negotiate repairs: What repairs are you asking the seller to do? Will you be comfortable moving forward if they say no?⁠
✹ Appraisal ordered: Appraisal will need to be ordered by the lender⁠

Week 3: ⁠
✹ Appraisal returned: Confirming the home is worth with contract price⁠
✹ Title Search Returned: Ordered by the closing attorney to ensure the title is clear & that there are no liens on the home⁠
✹ Financing approval: the lender clears all financing conditions and the buyer is approved for the loan⁠

Week 4: ⁠
✹ Reinspection: Were there any items repaired that need to be reinspected by the home inspector?⁠
✹ Final Walk: Here is where you'll make sure the home looks as it did when you first saw it⁠
✹ Closing: Sign your papers and walk with keys!⁠
