Covington, Georgia is currently seeing significant expansion through large-scale mixed-use, commercial, and residential projects that are reshaping its landscape for 2026 and beyond. One of the largest
developments is the Covington Town Center, a 180-acre mixed-use site that will be anchored by a 128,500-square-foot Target—set to be the largest built in metro Atlanta in over a decade upon its projected completion in 2027. This project already includes an operational Publix, national restaurants like Whataburger and Jim & Nick's BBQ, and planned housing featuring 250 apartment units and 270 townhomes. Nearby, infrastructure is being upgraded to support this growth, including the Downtown Square Utility Relocation Project which began in early 2026 to modernize water, gas, and power lines, alongside a Downtown Master Plan Phase II currently in its final refinement stages. On the residential front, several major communities are under active construction or recently green-lit. The Quarry @ Neely Farms was approved by the city council in mid-2025 as a major mixed-use residential project, while Neely Farm offers new homes starting under $400k. Luxury options are expanding at Underwood Crossing, which features builds exceeding 4,000 square feet, and Westminster, which offers resort-style amenities starting from the $370s. Multifamily living has also seen a boost with the opening of RENDER Turner Lake, a 300-unit apartment community located near the Eastside Trail. Industrial growth is also on the horizon with a proposed 520-acre development on Gregory Road that would combine data center buildings with over 300 acres of residential space.
